Three street-level rules

1. Orient by metro line, not distance. Line 1 (Providencia–Las Condes spine) is life; a flat 800 m from a station beats 300 m of hills. Ask the station name, not just the comuna.

2. North-facing = winter sun. Southern-hemisphere rule: north-facing living rooms get the low winter light; south-facing units run cold and dim June–August.

3. Check the heating type. Split A/C units (heat + cool) are the modern answer; a lone electric estufa in a poorly insulated older building means expensive, cold winters.
