Cancún for Monthly Stays: The 2026 Guide

Cancún para Estadías Mensuales: Guía 2026

Two cities share the name: a resort island and a real Mexican city of a million people. Learn both and you get Caribbean mornings at mainland prices — plus the best-connected airport in Latin America.

THE 40-SECOND ANSWER

Should you do a month (or six) in Cancún?

Yes — if you use the whole city, not just the island. Cancún's superpower is logistics: more direct flights to the US and Canada than anywhere in Latin America, serious private hospitals, Costco, and a Caribbean coastline — attached to a real city where furnished 1BRs start at $400. The honest asterisks: the Hotel Zone runs on tourism pricing, the taxi situation requires strategy, sargassum visits Apr–Aug, and Dec–Apr lifts rents 20–40%.

ORIENTATION

Puerto CancúnMarina-and-towers luxury bridging city and island

YOUR FIRST 72 HOURS

The arrival checklist, in order

Day 1 — SIM, pesos, and the airport gauntlet. Walk past every timeshare desk between you and the exit (they open with "taxi?" and end with a 90-minute presentation). Telcel SIM at any OXXO (~200–300 MXN, passport). ATMs: bank branches only (BBVA, Banorte, Santander in Centro or Plaza Las Américas); the Hotel Zone's freestanding machines charge resort-grade fees.

Day 2 — transport architecture. Learn the R1/R2 bus (12–15 MXN, 24/7, the Hotel Zone's circulatory system). Install Uber, but learn its Cancún etiquette: pickup away from taxi ranks, front seat if asked. For fixed trips, hotel-desk taxi vouchers beat street negotiation. ADO terminal downtown covers Playa, Tulum, Mérida.

Day 3 — provisioning and the A/C conversation. Locate Chedraui or Soriana for weekly groceries, Costco (yes, a real one) for the bulk run, Mercado 23 for produce at local prices. Then have the electricity talk with your host: with daily A/C, CFE bills run 1,500–3,500 MXN/month and the DAC tariff trap is real — get the cap or inclusion in writing.

STREET SMARTS

The five habits of people who never have problems

1. Cancún's serious incidents are overwhelmingly tied to buying drugs — don't, and your risk profile drops to petty theft and taxi overcharges. 2. Beach rule: nothing valuable unattended on sand, ever. 3. Taxis: price agreed before the door closes, or take the bus. 4. Downtown at night: normal-city awareness, app rides after midnight, Palapas-area fine. 5. Timeshare "free breakfast/tour" offers cost you a morning of your life — the only scam here that targets you by design.

FREQUENTLY ASKED

Your questions, answered

Is Cancún good for a monthly stay, or just for resorts?

Both cities exist: the Hotel Zone island (resorts, beach condos, tourism pricing) and the real city on the mainland — a working Mexican city of a million people with markets, malls, hospitals and rents from $400. Monthly-stayers who learn both sides get Caribbean beaches with real-city costs and the hemisphere's best-connected airport.

Should I stay in the Hotel Zone or downtown?

Hotel Zone if the beach IS the stay: wake to the sea, pay 2–3x rent, ride the R1/R2 bus everywhere. Downtown/residential (Centro, Av. Huayacán) if it's a life: half the rent, Costco and mercados, real neighborhoods — with the beach a 20–30 minute bus away. Many long-stayers split: mainland base, beach-club Sundays.

What's the deal with taxis and Uber in Cancún?

Cancún's taxi union is famously aggressive: no meters, negotiate before entering, and tourist-zone quotes start theatrical. Uber operates but the taxi conflict means drivers may ask you to sit up front or meet away from taxi ranks. The R1/R2 buses (≈12–15 MXN) run the Hotel Zone 24/7 and solve most of it.

How long can I stay in Mexico as a tourist?

Up to 180 days at the officer's discretion — arrivals without paperwork commonly get 30–90 days. Bring printed accommodation and onward travel, ask politely for what you need, and check the stamp before leaving the desk. For reliable 6+ months, the income-based Residente Temporal visa is the clean route.

When is the best time for a monthly stay in Cancún?

November is the insider month: sea calm, sargassum gone, winter rates not yet peaked. December–April is glorious and 20–40% pricier. May–October is the value window — hotter, stormier, and half the price, with the caveat of hurricane-watch season (Aug–Oct core).
