Mexico's priciest small town runs two economies on the same streets. Which one you shop in decides everything below.
A single person lives well in San Miguel on USD $1,500–1,900/month in 2026. Furnished homes run $500–850 in Independencia/Guadalupe, $700–1,200 in San Antonio, $900–1,600 in Centro. Utilities are a rounding error at altitude (no A/C!) except the Dec–Feb heating bump ($30–80). The master lever is the two-economy map: mercado-and-fonda weeks cost half of gallery-district weeks, and the joy is mixing them on purpose.

Neither is wrong — the town runs on both. Budgets below assume a mix; shift the ratio and the totals move 25–35% either way.
| Frugal — Independencia/Guadalupe | Comfortable — San Antonio | Premium — Centro/Guadiana | |

| Furnished home | $600 | $900 | $1,300 |

Excludes health insurance ($60–160/mo) and flights. Couples: add ~55–65%. Winter months: add the heating bump. High season (Feb–Apr): rents firm 10–20%.
Verified July 2026 against CFE tariff bands, Telmex/izzi rate cards, Mercado Ignacio Ramírez and Tuesday-tianguis stall prices, fonda and restaurant menus across both economies, posted taxi rates, and furnished-rental listings on RentiHome and comparable platforms. USD at 18 MXN. Re-verified quarterly.
A comfortable single-person month runs $1,600–1,900 based in San Antonio; frugal Independencia living manages $1,100–1,300; Centro-postcard comfort lands $2,500–2,900. It's Mexico's most expensive small city — priced like the international art town it is — with a local economy underneath that halves costs for those who use it.
Two decades of international demand meeting a tiny UNESCO-protected housing supply. The expat-facing economy (restaurants, galleries, services) prices in dollars-thinking; the parallel Mexican economy — mercado, tianguis, tortillería, fondas — remains genuinely local. Your budget is determined by which economy you shop in.
Delightfully little most of the year: no A/C needed at 1,900 m, so CFE runs 350–800 MXN ($19–44). The exception is winter — Dec–Feb gas or electric heating adds $30–80/month depending on the home's bones. Fiber (Telmex/izzi) runs $22–39.
The two economies in one question: a fonda comida corrida runs 90–150 MXN ($5–8) and mercado tacos 18–30, while expat-quarter mains run 260–480 MXN ($14–27) and cocktails 160–240. A weekly rhythm mixing both is the town's real luxury.
Mercado Ignacio Ramírez and the Tuesday tianguis keep produce genuinely cheap; a mixed mercado + Bodega Aurrera/La Comer month runs 4,000–5,800 MXN ($220–320). Lean on imported goods and specialty shops and it climbs to 7,000–10,000 MXN ($390–555).
