A comfortable single-person month runs $1,700–2,200 in the nomad core (Gonzalo Guerrero), $1,100–1,300 living local-leaning, or $2,800+ for Playacar comfort. Timing matters as much as zone: high season adds 20–40% to the rent line.
Air conditioning. Unlike central Mexico, A/C here is survival equipment: daily use runs CFE bills to 1,500–3,500 MXN/month ($85–195), and heavy use risks the DAC high-consumption tariff that roughly triples rates. This is the single most important inclusion question for any rental.
Two price universes coexist: on Quinta, mains run 250–450 MXN and cocktails 180–250; two blocks west, tacos are 18–30 MXN and a comida corrida is 90–140. Your food budget is a geography decision.
A single person spends 4,000–5,800 MXN ($220–320) monthly at Chedraui/Mega with frutería produce, or 7,000–10,000 MXN ($390–555) leaning on Walmart imports and beach-town convenience.
Monthly furnished norms: water, gas, internet and building fees included; electricity is the exception — typically included up to a cap (500–1,000 MXN) with excess billed at CFE rates, precisely because of A/C. Get the cap in writing.
