The lagoon is a price border: resort economics on the island, Mexican-city economics on the mainland. Your budget is a geography decision.
A single person lives well in mainland Cancún on USD $1,400–1,900/month in 2026 — low season. Furnished 1BRs run $400–850 on the mainland or $900–1,500 on the island; add 20–40% Dec–Apr. Three levers rule everything: which side of the lagoon you sleep on, A/C discipline ($40 vs $190 power bills), and season timing (sign multi-month from the May–Nov floor). Bonus lever unique to Cancún: a real Costco for the bulk run.

Verified July 2026 against CFE tariff bands including DAC thresholds, Chedraui/Soriana/Costco shelf prices, Mercado 23 stall prices, R1/R2 posted fares, Telmex/izzi rate cards, and furnished-rental contracts across both seasons and both sides of the lagoon on RentiHome and comparable platforms. USD at 18 MXN. Re-verified quarterly.
A comfortable mainland month runs $1,500–1,900 (Huayacán/El Table); frugal Centro living manages $1,000–1,200; a Hotel Zone beach-condo month lands $2,800–3,500. High season adds 20–40% to whichever rent line you pick.
A/C — the region's survival equipment. Daily use runs CFE bills to 1,500–3,500 MXN/month ($85–195); heavy use risks the DAC tariff that roughly triples rates. It's the most important inclusion question on any rental here.
Two economies: Hotel Zone restaurant mains run 300–600 MXN; downtown, tacos are 15–30 and a comida corrida 80–130. Groceries span the same divide — Mercado 23 produce costs half of Hotel-Zone-adjacent convenience stores, and Costco bulk runs beat everything for staples.
R1/R2 buses at 12–15 MXN (~$0.75) run the Hotel Zone 24/7 — a heavy user spends $30–50/month. Taxis are the budget wildcard: no meters, tourist quotes start at 3–5x local prices; agree before boarding or bus it.
Monthly furnished norms: water, gas, internet and building fees included; electricity capped (500–1,000 MXN typical) with excess at CFE rates — because of A/C. Get the cap in writing.
