The sea out your window, budget be damned? Hotel Zone km 10–15, away from km 9. Three months of real life plus beach Sundays? Huayacán or El Table. Cheapest decent base? Centro by Las Palapas — evenings in the park are the show. New-build polish with a marina? Puerto Cancún. Isla Mujeres is your actual destination? Puerto Juárez and ferry-commute. Undecided? El Table: central, calm, honest prices.
A/C room by room — a bedroom-only unit means sweating your days; confirm every room and the electricity cap in the same question. The exact location — on the island, the kilometer marker is destiny (km 9 = nightclubs till dawn; km 12 = silence); on the mainland, ask the SM number and cross-streets. Windows and floor — upper floors catch breeze and dry faster; lagoon-facing island units trade sunset views for stiller, hotter air and the occasional mosquito squadron.
For beach-first stays: mid-Hotel-Zone condos (km 9–15). For value with a real life: Centro around Parque Las Palapas or the Av. Huayacán corridor. For polish between both: Puerto Cancún. The R1/R2 bus and a 20-minute ride connect all of them.
If waking to the Caribbean is the point of the stay, yes — no mainland pool replaces it. If the beach is a twice-weekly pleasure, mainland zones deliver twice the apartment plus Costco, mercados and real restaurants for the same money.
Cancún's new residential spine, south of downtown: gated communities, new-build apartments, malls and gyms — where the city's middle class actually lives. For 3+ month stays it's the value-comfort sweet spot: modern units at $500–850 low season.
No zone on this list is dangerous, but avoid booking blind on the far-west SMs (long commutes, no reason to be there) and know that Hotel Zone party blocks (km 9 nightclub cluster) thump till dawn — ask the exact kilometer marker before booking the island.
